PUBLIC HEARING ANNOUNCEMENT

PURPOSE: The Township of Maplewood is seeking funding through the State of NJ Green Acres Program for improvements at DeHart Park located at 120 Burnet Avenue, nearest the intersection of Burnet Avenue with Tuscan Street and Lexington Avenue in Maplewood, New Jersey. PROJECT SCOPE: The Township of Maplewood proposes to create the following new facilities at DeHart Park: a landscaped monument area, a rain garden, gazebos, benches, a picnic area, and a senior resting area; and/or to renovate the following facilities: pedestrian walkways, playgrounds, and the exercise area; and/or to remove the following facilities: shuffle board courts. A concept plan showing the proposed changes, a preliminary cost estimate, and an environmental impact assessment for the project can be found at: maplewoodnj.gov/Dehart-rehabilitation. PUBLIC HEARING NOTICE OF PLANNING BOARD HEARING TOWNSHIP OF MAPLEWOOD ADOPTION OF THE TOWNSHIP’S AMENDED FOURTH ROUND HOUSING ELEMENT AND FAIR SHARE PLAN

Please take notice that, pursuant to N.J.S.A. 40:55D-13 of the Municipal Land Use Law (the ‘MLUL’), the Township of Maplewood Planning Board will conduct a public hearing at 7:30 p.m. on February 26, 2026 at the Municipal Building, 574 Valley Street, Maplewood, New Jersey 07040 to hear public comment on the adoption of the Township’s Amended Fourth Round Housing Element and Fair Share Plan, which will amend the Township’s Master Plan. After public comment, the Planning Board shall consider adoption of the Amended Fourth Round Housing Element and Fair Share Plan by way of resolution. The proposed Amended Fourth Round Housing Element and Fair Share Plan was prepared in accordance with N.J.S.A. 40:55D-28(b)(3) of the MLUL and the mandatory requirements of a Housing Element under the recently amended New Jersey Fair Housing Act (N.J.S.A 52:27D-302 et seq.), relevant regulations of the New Jersey Council On Affordable Housing (“COAH”), and the Administrative Office of the Courts Directive #14-24. The Amended Fourth Round Housing Element and Fair Share Plan is required due to the Township’s participation in the Affordable Housing Dispute Resolution Program and its settlement with Fair Share Housing Center. The Amended Fourth Round Housing Element and Fair Share Plan also delineates the actions taken, and to be taken, by the Township to create a “realistic opportunity” to satisfy its “fair share” of the regional need for affordable housing. A copy of the proposed Amended Fourth Round Housing Element and Fair Share Plan of the Township’s Master Plan shall be on file for public inspection no less than ten (10) days prior to the public hearing in the Municipal Building, 574 Valley Street, Maplewood, New Jersey 07040 during normal business hours.
