NOTICE OF DECISION PLANNING BOARD OF THE TOWNSHIP OF IRVINGTON

PLEASE TAKE NOTICE that the Planning Board of the Township of Irvington (“Board”) held a public hearing on March 27, 2025, at which time it approved the application of 21st Street Urban Renewal, LLC (“Applicant”), application No. 25-03, for the property identified as 734-748 Springfield Avenue, Irvington, New Jersey, which is designated as Block 137, Lots 1, 2, 4, 5, 25, 26, 27, 28, 29, 30 on the Tax Map of the Township of Irvington (“Property”). The Property is in the Township of Irvington’s Springfield Avenue District of the East Ward/East Springfield Redevelopment, Area Mixed Use District, which is governed by the East Ward/East Springfield Avenue Second Amendment & Restated Redevelopment Plan. The Applicant received preliminary and final site plan approval and variance relief to construct six (6) story mixed-use building consisting of approximately 10,000 square feet of ground floor commercial/retail space, one hundred and fifty-six (156) parking spaces for residential tenants, and one hundred and fifty-six (156) residential units on the upper floors along with amenities (hereinafter collectively referred to as the “Project”). The Board also granted variance relief for parking and waivers for access to proposed commercial space, the size of the loading dock and entry benches. The Resolution memorializing the approval of the Project and setting forth the conditions thereto was adopted by the Board at their regular meeting of May 8, 2025.
