LEGAL NOTICE OF INTENT TO APPEAR BEFORE THE BLOOMFIELD ZONING BOARD OF ADJUSTMENT

An application requesting development approval has been filed by Frank and Jacqueline Gabriele, as applicant and owner, for property known as 321 Broughton Avenue, Bloomfield, New Jersey, also known as Lot 1 in Block 911 on the Tax Map of the Township of Bloomfield. The applicant/owner proposes to convert the existing ground floor commercial space at the subject property into a residential studio apartment. The subject property is located in an R-1B One-Family Residential Zone and currently consists of two residential dwelling units and one ground floor commercial unit. The applicant seeks minor site plan approval and two D variance approvals to permit the conversion of the existing non-conforming mixed use building into three residential dwelling units with no remaining commercial space. D-2 variance approval is required for the proposed expansion of the existing non-conforming use of the property. D-5 variance approval is required for the proposed density of three residential dwelling units which exceeds the permitted density under the Zoning Ordinance of one dwelling unit on a 4,000 square foot lot. The applicant shall also seek any other required variances, design waivers and exceptions from the Zoning Ordinance and/or other approvals which may be required for the proposed application. The Bloomfield Zoning Board of Adjustment has scheduled a public hearing regarding this application at which time any interested party may appear and be heard by the Board regarding the application.
